Maintenance

Since 2012, I have been a licensed installer, which means that I am allowed to do installation and maintenance of your gas heating system in the Flemish Region (note: no mazout heating system).

On average, a maintenance/inspection takes 1.5 hours. Upon approval of your installation and signature, you will immediately receive your digital certificates valid for two years. If you wish, you will receive an automatic reminder from me after this period expires.

Maintenance and inspection of your central heating boiler:

• proper maintenance and adjustment has a higher efficiency
• prevent problems Or even a faulty heater
• better for the environment and save on your energy bill
• extend the life of your installation
• the switch to rich gas is also controlled*
• 2-year inspection is required by law from 20 kW*

Lump sum
I use a flat rate excluding VAT. This includes relocation, work and administration. VAT depends on age of the home (21% new construction and 6% for homes older than 10 years).

Maintenance kit
If you have a condensing boiler, you should consider a possible small additional cost for a maintenance kit.

• new gaskets or seals (The old ones get hard and leak over time),
• a burner gasket or ignition electrode,
• possibly a filter,
• sometimes a sealing ring for the siphon or condensate drain
  The price of a maintenance kit is brand and model-dependent, but varies on average between €15 and €35.

Rental properties
As a tenant, you are usually legally responsible for the maintenance of the central heating boiler in a rental property, unless the lease stipulates otherwise. You are also required to return the property with a valid certificate when the lease ends.

Rejected, now what?
If your central heating boiler is rejected, you may not use it until the defects are repaired and the boiler is reapproved. You have 3 months time. You must have the boiler repaired or, if necessary, replaced by a qualified professional and then request a new inspection to obtain a new certificate.

If you do not have the boiler repaired within this time frame, you may be fined for an environmental crime and may not be covered by your fire insurance in the event of damage.

Your certificates are automatically sent to the Flemish Energy and Climate Agency (VEKA) as required by law.
